The Legal Process When Buying a Property
Although every property transaction is different, the legal process when buying a home usually follows a number of key stages. Once your offer has been accepted and a booking deposit paid, the seller’s solicitor prepares and sends contracts and title documents to your solicitor for review.
We review the contracts, investigate title, raise any necessary legal queries and advise you before you sign the contracts. If you are obtaining a mortgage, we also deal with your lender and ensure that all loan documentation is completed correctly.
Once contracts are signed and exchanged, a closing date is agreed. On the closing date, the purchase money is transferred, the property is legally transferred into your name and the keys are released. After completion, we deal with stamp duty and registration of the property with the Land Registry.
